Background:
Phase 2 of the Bluffs at Spring Hill subdivision was being developed with a single access road from Phase 1, but needed a secondary access road that had significant elevation issues and required a retaining wall to support the street as well as a railing across both sides of the wall. Fire sprinklers in every new home allowed the developer to omit the second access road and space the fire hydrants further apart resulting in three fewer hydrants. The street width was also reduced from 32 to 26 feet with restricted parking to one side of the road, allowing room for fire and emergency equipment.
Outcome:
The subdivision contains 70 single-family homes. It was supposed to take three years to complete the subdivision, but in less than two years, all lots have been sold and all homes are protected with home fire sprinklers.
According to Fire Marshal Richard Boisvert, Brighton Area Fire Authority “residential fire sprinklers are the difference between life and death. Minutes save lives. Smoke alarms provide early warning, but nothing can stop a fire like fast suppression. I wholeheartedly believe in sprinklers, and I’ve retrofitted my own home with them. We’ve had residential fire sprinkler saves in our district in apartment buildings, and I don’t see why they can’t translate into single-family homes.”
